Permit Requirements:

All building permits expire on the date specified on the application. Work is to be completed on or prior to this date. Inspections are required for the following:

  • Site Plan
  • Footers – prior to pouring concrete
  • Floor preparation – prior to pouring concrete
  • Foundation Walls – prior to backfill
  • Drain tiles/footer drains – prior to backfill
  • Framing prior to covering
  • Plumbing prior to covering
  • HVAC prior to covering
  • Electrical wiring prior to covering,” all wiring is inspected by an independent agency to be certified to the town, compliant with State Codes.”
  • Insulation/vapor barrier/venting – baffles prior to covering.
  • Septic systems – The Town will inspect all septic systems. In addition, the design engineer is required to inspect all new septic systems and certify to the town that it is installed in accordance with approved plans.
  • Woodstove/Chimney – thimble for wall, floor, roof, all connections prior to covering.
  • Third party – special inspections as required by the Code Enforcement Officer.

Each project governed under a permit requires a final inspection. 24 24-hour notice is needed for a final inspection. If all aspects of the projects substantially comply with state and local codes, a certificate of compliance will be issued, and the permit will be closed. It is the applicant, owner, and or builder’s responsibility to complete the building project in the allotted time and to notify this department of all required inspections and ensure the permit is closed out to receive the certificate of compliance. Failure to complete and receive the Certificate of Compliance constitutes a violation of town law.

Property Maintenance:

  • Grass and/or noxious weeds shall be cut to a height not exceeding 6 inches.
  • No junk, trash, and/or unsightly debris shall accumulate on private property.
  • No unlicensed, inoperable, junk, or wrecked motor vehicles, trailers, or watercraft shall be kept on public or private property unless they are covered with an approved vehicle cover.

Note: Only one covered unlicensed vehicle will be allowed per parcel.

Swimming Pools:

The following regulations apply to all swimming pools, including portable/inflatable pools that are designed and capable of holding in excess of 24 inches of water.

  • A building permit is required for all permanent or temporary pools capable of holding a water depth greater than 24 inches.
  • A barrier that is in compliance with the Residential Code of New York State shall be required for all swimming pools, whereby the measurements from grade to the top of the pool is less than 48 inches.
  • A Ground Fault Circuit Interrupter(GFCI) shall protect all pools requiring electrical.

Note: Although the self-set or quick-set swimming pool(not rigid metal walls) has a 48-inch wall or greater, it does not obstruct access because it is not rigid and therefore does not meet the requirements of the Residential Code of New York State as a barrier. The wall can easily be deflected by a child who grabs onto the top inflated ring. Pool gates and folding ladders need to be locked when unsupervised.

Note: Each swimming pool installed, constructed, or substantially modified after December 14 2006, shall be equipped with an approved pool alarm pursuant to Part 1220.5 of the Residential Code of New York State.
